Steps to buying a home:

Having recently purchased a home ourselves, we understand the needs of today’s buyers. To best cater to your needs, we begin the process by inviting you to an initial consultation where we will meet with you and listen to what’s most important to you for your new home. We will also discuss which communities you prefer and your goal time frame that you would like to be in your new home.

Being pre-approved before you begin your home search is pivotal to your success. We will help you find a mortgage broker to get you pre-approved. This will help determine your monthly payment and the price range of homes to look at. With this information, you will be best prepared to make the strongest offer possible when you find the home of your dreams.

You are now ready to get out there and start looking at homes! We will connect you to every house currently on the market by setting you up in an online client portal. Once set up, you will be able to view all available listings matching your criteria and save your favorite properties.

You will receive an email the moment a new home, matching your criteria, hits the market. With your favorite potential homes picked out, we will work with you to schedule showings of these homes at your convenience and accompany you to each property.

You are one step closer to your new home! This is now where we dig our heels in and get to work for you. We will discuss with you the property you have chosen in detail to determine its true market value so you can submit a competitive offer. At this point in the buying process, it’s easy to get caught up in the excitement but it is important to never skip any steps. Before submitting the offer, we will go over the contract with you in detail so you, as the buyer, know what you are signing.

We will use our combined aggressive negotiating skills to make sure your best interests are upheld while keeping you 100% informed throughout the whole process.

Once your offer is accepted, it’s time to celebrate!! We will continue to do everything necessary to bring your transaction to closing. From scheduling home inspections, to obtaining title work, to reviewing appraisals, we will guide you through this process and will be working together to make sure we do everything in our power to get you and your family to the moment you have been dreaming of… Move in day!

A Home Inspection is a through examination of a property completed by a licensed professional of the buyers choosing. Your Home Inspector will go through the entire home to identify any issues or defects that may be present. This is an important step for every home buyer so they know the exact condition of the home they are buying.  If any issues are uncovered that effect the life and safety of the home, this is the time for the buyer and seller to negotiate the repairs of those issues.

Once the home inspection items have been accepted and agreed upon, your Mortgage Lender will order the Appraisal. An Appraisal is a written estimate of a properties market value completed by a certified Appraiser. The value is based on an analysis of recent sales of comparable properties in the area and the property’s physical condition. Once the Appraisal is completed, your Lender will review the Appraisal report and if the home appraises at or above the purchase price, they will then submit your file to their underwriter for final review.

Once the underwriter has reviewed all of your lending documents including the appraisal report, they will then issue a clear to close. A “clear to close” means that your Mortgage Lender has approved all documents and is ready to fund your loan. At this time the Buyers Agents and Listing Agents will coordinate with the title company to schedule a day and time for the closing.
